SP Investment Fund LLC is a Los Angeles based investor that has a focus on social impact. SP and its affiliates originally began their social impact work by developing, investing in and/or renovating affordable housing communities in California and then expanded to other states in the US. SP and its affiliates have invested in affordable housing in over 20 states. SP further broadened its focus and began investing in technology start ups, particularly companies that it believed would have a positive social impact. One such company is Opentrons, which SP invested in back in 2015 and has since invested in subsequent financing rounds. Opentrons recently completed a $200M Series C financing round led by SoftBank Vision Fund 2 with additional participation from Khosla Ventures.

The Opentrons platform currently offers life science companies and hospitals three core services: (1) the OT-2 lab robot, which can be automated and customized to lab’s workflows and eliminate the need for manual pipetting, dramatically increasing the speed of life science innovation, (2) genome scale cell engineering processes to discover and develop new therapeutics, and (3) diagnostic testing labs that are run using OT-2 lab robots in a way that is set to dramatically change the landscape of the diagnostic testing industry.

SP Investment Fund LLC and its affiliated entities have been in the business of constructing, investing in and preserving government subsidized affordable housing across the US for over 30 years. SP Investment Fund LLC also invests in biotechnology companies with promising social impact.

SP’s involvement in biotechnology evolved out of its interest in enhancing lives, something which has always been part of what SP and its affiliates have focused on. SP focuses on investing in companies with demonstrable social benefits. That includes the likes of HepaTX, OpenTrons, Encellin, Zenflow, Coral Genomics, C16 Biosciences, and Allotrope Medical, just to name a few. While many of these companies have shown promise and continue to developer with subsequent funds from marquis institutional capital investors, SP thinks that the work of all its portfolio social impact investments are important in that they are part of the process of pushing the ball forward for mankind.

Benefits of Communal Areas in Multi-family Complexes

California-based investment firm SP Investment Fund provides capital to socially responsible healthcare companies and affordable housing companies. SP Investment Fund also actively renovates and revitalizes affordable apartment communities, including the addition of thoughtfully designed communal spaces as part of those renovations.

While many people prefer apartment living, they may miss some amenities associated with single-family homes, such as large outdoor spaces. By adding communal areas to apartment complexes, construction firms can increase the building’s appeal and improve residents’ quality of life. Communal areas are defined as spaces that can be accessed by anyone who lives in the building and in some cases, their guests. These shared areas include green spaces, rooftops, and single-use areas like gyms and lounges.

In addition, communal spaces can add to a building’s curb appeal. There is evidence that people who live in buildings with shared spaces are more likely to forge relationships with their neighbors. This produces a strong sense of community, which can boost tenant retention. Relatedly, common areas also give people from different backgrounds a chance to interact with each other. This can increase the prevalence of traits needed to have a civic society, such as open-mindedness and tolerance.
